FREQUENTLY ASKED QUESTIONS (FAQ) THE TENANCY Can I quit the tenancy at any time if I give notice? Our tenancy agreement is an Assured Shorthold Tenancy Agreement. This is a fixed agreement that you cannot quit by giving notice before the expiration date stated on the tenancy agreement. However there is a possibility that you could be released from the agreement if you can find a replacement tenant. Under extreme circumstances, we may be able to assist you by advertising your room in our advertising literature wherever possible. What is the minimum letting period? The minimum letting period for the properties under our management is until 30th June of any given academic year. We do not offer six month tenancies. Can you reserve a property for me if I am interested in signing the tenancy agreement at a later date? We are unable to reserve properties under our management. Signing tenancies is carried out strictly on a ‘first come, first served’ basis.
VIEWING A PROPERTY Can I sign for a property without viewing it first? We insist that all tenants view the property prior to signing a tenancy agreement to avoid disappointment. Can I view the property on my own and at any time? Present tenants are obliged to allow prospective tenants to view the premises. However we insist that any inconveniences caused are kept to a minimum. All viewings are strictly by appointment only and must be accompanied by a lettings negotiator. Accompanied viewings are limited to three per appointment and we therefore ask you that you carefully shortlist the properties you are interested in prior to booking an appointment. All appointments bookings require booking 24 hours in advance prior to viewing to give us ample time to give our tenants notice of our visit. SIGNING A TENANCY AGREEMENT What do I need if I want to sign a tenancy agreement? All tenants must submit a full deposit on signing a tenancy agreement and pay the administration fee. Tenants must also submit either a full set of post-dated cheques or complete a standing order form on signing the tenancy agreement. Other requirements include submission of proof of present address, passport sized photograph and student/ employment status. If I am part of a group, do we all have to be present when signing the agreement? A full group of tenants must be present on signing a tenancy agreement. We are unable to sign up incomplete groups or underlet our properties. Do I need a guarantor? All tenants are to provide a UK based parental guarantor for their payments. You must ensure in advance that your parents are willing to and are able to act as your guarantor. What if I don’t have a guarantor? If you cannot provide a guarantor you may pay the full years rent in advance for which you would receive a 5% discount. In some circumstances however different conditions may apply and each case is examined individually on its own merit. |
